_NEW VITALITY FOR DOCKLANDS

Collie recently assisted Mirvac in obtaining planning permits for the development of terraces homes and the construction of a residential and mixed use tower, in the Bolte Precinct of Docklands.  The precinct is known as Wharf’s Edge and forms a part of the Mirvac master planned development at Yarra’s Edge.Bolte001Terrace Homes

The terrace development will comprise eighteen dwellings between three and four storeys in height located adjacent to the waterfront and includes the construction of part of the water front promenade.

A row of eleven terraces will address the promenade with a row of the remaining seven terraces located behind, addressing South Wharf Drive.  The two rows of terraces are separated by a rear laneway, which provides vehicle access to each dwelling.  The terraces on South Wharf Drive include a mixed use space at ground floor level that can be used as a home office or be leased separately as a commercial space.

The terraces will provide a human scale to the promenade, which will encourage the use of the space by the public for recreational needs.  They will also provide a welcome diversity in housing stock within Docklands, continuing the popular low rise residential area established by the River Homes developed by Mirvac to the east of Wharf’s Edge.

Tower 10

Tower 10 is a 30-storey residential building comprising 229 apartments.  The building will be situated behind the terraces addressing the opposite side of South Wharf Drive as well as having a frontage to Lorimer Street.

The building will present a five storey podium to the surrounding streets with the tower rising to 25 storeys.  The curved form of the tower has been designed to mitigate wind conditions, to provide a contrast with other built form in Docklands and to take advantage of the excellent views afforded to the building over the Yarra River.

The tower facades will be predominately glazed, will incorporate the use of recycled steel to provide a link to the industrial maritime origins of the precinct and will improve the buildings energy rating.

Floor to ceiling windows will mean each apartment has optimum solar access and takes advantage of the panoramic views over the promenade and the Yarra River corridor directly below as well as views to the CBD beyond.  Apartments oriented towards Lorimer Street will benefit from views over Port Phillip Bay.

A 229 square metres retail space will activate the ground level podium along South Wharf Drive, which will complement the home office / commercial spaces within the terraces on the opposite side of South Wharf Drive.

The Terrace Homes and Tower 10 will be welcome additions to Yarra’s Edge and Docklands more broadly and Collie looks forward to seeing these projects adding to the vitality of the area.

Collie’s Role

Collie assisted Mirvac in obtaining planning permits for the two developments, with the terraces considered by the City of Melbourne but the tower having the Minister for Planning as the responsible authority.

Collie advised Mirvac through the pre-planning discussions with the relevant authorities as facilitated by Places Victoria.  Collie also assisted with and advised in the preparation of both planning permit applications and the consideration of these applications by the Department of Transport Planning and Local Infrastructure and the City of Melbourne.
