_CONTEMPORARY TOWNHOUSES FOR PRESTON
Collie recently assisted Elm Preston Pty Ltd in obtaining a planning permit for the development of a three-storey building comprising ten townhouses in Cramer Street, Preston, close to its intersection with St Georges Road. Collie assisted the same developer in obtaining planning approval earlier in the year for a townhouse development in Albert Street, also in Preston.
Collie’s role on the project was to provide pre-purchase town planning advice on the development potential of the site before ultimately preparing and managing the planning permit application process to facilitate the issue of a planning permit.
The site is located approximately 200 metres walking distance from Preston Train Station and a short walking distance from a range of retail areas, including the Preston Market and a supermarket. The Northern Melbourne Institute of TAFE Preston Campus is directly behind the site to the south. The site is extremely well serviced and therefore, is in an ideal location for a medium density housing development.
Each of the ten townhouses will include two bedrooms and be provided with a single car space. Two double storey townhouses will front Cramer Street with the remaining townhouses being three-storeys in height along the length of the block.
Collie worked with the developer and the architect, to put together a proposal that would gain the support of Darebin City Council. Minimising the extent of the third level where viewed from Cramer Street and providing separation in the built form down the block to reduce visual bulk as well as provide opportunities for landscaping, were important considerations in the design.
Notwithstanding that the development is the first contemporary townhouse style development approved in Cramer Street, the Preston Central Structure Plan identifies the surrounding area for significant change in the future. We expect that as Preston increasingly becomes a more desirable place to live, this type of high-quality medium density housing development will become more popular.
