_NEW GISBORNE DEVELOPMENT
Collie was pleased to assist in obtaining recently two planning permits that will allow for the construction of nineteen dwellings comprising nine ‘warehouses’ and ten cottages in Hurst Drive, New Gisborne. The area has been earmarked for development since the approval of the New Gisborne Development Plan in August 2012.
The issue of these planning permits form stages four and five of a multi-stage project in Hurst Drive. The first stage of the project has been completed and involved the development of medium density housing (images below) with the second stage also comprising medium density housing (under construction).
The next stage involved the redevelopment of the former Whistlestop Hotel…
into Baringo Village: a café, convenience shop, hotel and function venue (pictured below). The Village adjoins the Bendigo railway line (to the north) and is located on the corner of Hurst Drive and Station Road directly opposite Gisborne railway station (to the east).
The recently approved warehouses and cottages are located to the immediate west of Baringo Village and also adjoin the Bendigo railway line (to the north). The first of the two planning permits allowed subdivision of the land into nine medium density lots and a larger balance lot. This planning permit also approved the development of eight ‘warehouses’ on eight lots with the ninth lot being slightly larger in size exempt from requiring a planning permit.
The warehouses (elevation below) will be built boundary to boundary and will appear as a row of terraces. Each warehouse will be two storeys in height and will front onto Hurst Drive. In addition, the warehouses will be constructed of face brickwork and corrugated metal roof cladding with a sloping flat roof form enhancing the industrial feel. It is intended that the warehouses will be sold as shells with the purchaser being able to design their own floor plans. It is refreshing to see a different approach to the provision of medium density development and no doubt the finished product will look great.
The second planning permit issued will allow for the construction of ten-double storey cottages on the large balance lot. The cottages have been designed to front a 263 square metres communal internal courtyard (courtyard shown below) that will provide an important landscaped open space area with seating and other amenities, for the exclusive use of the residents of the development. The dwellings will be generally small (one bedroom) with compact living spaces and some of the dwellings will have spectacular views to the Macedon Ranges.
The Collie role on the project has included the preparation of detailed planning reports including an assessment of each dwelling against the provisions of the Macedon Ranges Planning Scheme, working closely with the architect and developer throughout the design process and assisting in satisfying the conditions on the planning permits to allow for the development to commence.
Collie looks forward to the completion of these exciting new projects that will make a valuable addition to the built form character in New Gisborne. Collie is also assisting in obtaining a planning permit for the sixth stage of the project and will provide a further update on this stage at a later date.
