_RUSKIN STREET TOWN HOMES – HIGHLANDS

Collie recently assisted Stockland in obtaining a town planning permit for the development of ten town homes at Ruskin Street in Highlands, Craigieburn.

The Collie role on the project was to provide town planning advice on the development potential of the site before ultimately preparing and managing the planning permit application process to facilitate the issue of a planning permit.

One of the issues with the project was responding to a Council requirement for the garages along Ruskin Street to be setback 9 metres from the side streets, which would severely impact on the development layout for the site.  Collie recommended obtaining traffic advice, which found that if diagonal crossovers were provided to the corner garages, vehicle access would be further than 9 metres from the side street and the garage locations could remain.

The ten town homes comprise three different housing types, which vary in size, internal layout, architectural features, material and colours.  Of the ten town homes, four are two-bedroom dwellings with the remaining six being three-bedroom dwellings.  The ten town homes have been sited to take advantage of the public open space that adjoins the site to the north with each town home being oriented so entrances, balconies and first floor bedroom windows will front onto and overlook the open space.

The development will be well serviced by recreational public open space and a range of activity centres within Highlands.
