_Subdivision Approved in Wandong

Collie recently assisted a client in obtaining town planning approval for a nine lot subdivision in Epping-Kilmore Road, Wandong.

Collie provided the town planning services which included advising the client on the application requirements, briefing expert consultants, preparing a town planning report and ultimately collating all the information and lodging the application to Mitchell Shire Council.

In addition to providing town planning services, Collie prepared the subdivision layout and in doing so addressed the following design constraints.

  • Ensuring each lot meets the utility servicing requirements of the low density residential zone.
  • Avoiding where possible, the removal of significant native vegetation.
  • Providing sufficiently sized building envelopes in appropriate sitings whilst maintaining the required bushfire protection setbacks.
  • Allowing for an offset from the watercourse through the site to avoid biodiversity impacts.

The subdivision provides nine large lots in a rural setting that also enjoys close proximity to the various services and amenities of the nearby Wandong town centre, including the Wandong Railway Station which provides a public transport link to the Melbourne central business district.

Collie also assisted in responding to a request for further information from Mitchell Shire Council, which resulted in the planning permit being issued.
